So do you want to just sell your home or do you want to sell for the most money? It seems pretty straight forward but it may not necessarily always work out that way.

A listing agent should have the goal in mind to sell for top dollar when they list a home. Unfortunately not all agents think like that. If an agent does not do the research within the neighborhood of market activity (Active lisiting = Competition, Pending listings = Potential Sales price, Solds = Real market data that an appraiser will use to compare your home.). Checking into comparable solds and what upgrades do they have versus the home we are trying to sell. Not using the right comparable or making proper adjustments.

Now I understand everyone’s situation is different and that some people do need to sell quickly and that’s OK. Most though really do want to sell for the most possible money. I have been amazed over my career that many homes that sell leave money on the table. There is a new listing in my neighbor that I would have probably listed at a minimum $20,000 more then it was listed.  We consistently pushed the envelope of what a home will sell for by doing detailed research and understanding how an appraiser will look at a property. W do extensive targeting marketing campaigns to find the right buyer that will pay top dollar. It is possible to lower a home price if there isn’t enough activity but it is real tough to increase the price if you receive a quick offer.

Now there are new businesses to the real estate world that will tell you they will take the hassle out of selling your home and dealing with a real estate agent. They will buy your home for cash and have a quick close. I guess they are trying to put doubt in a home owners mind that using a real estate agent is no good and costly?

Just the opposite could be true. We know of a situation here in the Temecula Valley where one of these companies purchased a home for $490,000 last November. They recently sold the same home for $550,000 in our eyes this is a $60,000 net loss to the previous owner. On top of that they charge 7% commission and through in a bunch of Junk Fees. Definitely not a better deal!

If you really need to go this route let us know and we can put you in touch with a company that orders an appraisal then pays appraisal price for the home. That’s the fair way to handle this type of transaction.

So to end up….. please get a second opinion on a price from an experienced agent and when you do get the projected sales price….. ask the agent what are they going to do to get that price. Even what seems to be a legitimate proposal may not get you top dollar for your home when you sell.
